Property line is the property line. Fence is yours if inside your property. If fence is on your neighbors then that fence is theirs so you can’t legally remove it. If fence is on property line then it’s a shared fence so both neighbors share responsibility of it.

I agree with Mr DeLeon. The survey stakes are the official property boundaries. The fence you showed us is your neighbors to do with what he chooses. Same for you on the other side of your property. You own the fence if the stakes are in your favor. That’s why we pay for surveys. Better get your legal fence lines established so it won’t be a big problem for your heirs to deal with.

U could rent a wood chipper for those little trees and put the wood chips in the hi traffic mud prone spots on ur farm. Beets hauling in mulch with a dump truck. And does a great job keeping u and animals out of the mud. Thanku for being u and for doing what y’all do. 🐾❤️🐾

Around here a lot of people have a property line but choose to put the fence for example 5 ft inside of the property line. This gives them 5 ft of room on the other side of the fence to make any repairs or maintenance without trespassing on the neighbors property. The 5 ft is still their property being that is the property line is not actually the fence, it is 5ft away. This gives you room to legally work or maintain your property. A lot of times you get people who are very rude and not nice neighbors who will argue over that 5 ft trying to say it is their property because they always have to be in control and reality doesn’t matter to them. Yes it is great if your fence can be on the property line and as neighbors you share maintenance of it. Unfortunately not all neighbors are willing to be Gentlemen anymore, which is sad times have changed.

That baby is just gorgeous! Yes that's correct about the property line. If you have maintained and used it for a set amount of time, it becomes yours. Lol, you must not be allergic to poison ivy or poison oak the way you go all through those woods. NEVER bust any kind of blister. The skin is the best line of protection against pathogens.

When my Mom and Dad bought the acre that I live on now the surveyors could read the property on the deed. Now a days the ones that are trained to do surveys are not trained right. When the man bought the property next to mine the guys read it backward so now I fight with all of them about it ,so I showed them the original deed , yes I have it. Their boss just shook his head. Yes I got it straighten out.

Yeah, if he puts a fence up, he’ll get his property line straightened out…..and you’ll have a new fence. So when you put any exterior fence lines up and the old fence line is wrong……be sure to fix it then. I had problems with a neighbor coming off the main road, coming on to my property THEN on to his. I needed to tell them to move their driveway15 ft down the main road, otherwise using it as they were doing would have given THAT USED property that was ours……..would legally end up theirs. They understood and moved their driveway.

Most folks will put their fence inside their property line.if you put up new fence put it on the property line if you want. But it's up to the neighbors to maintain theirs.

NC, If the fence is on your side of the line then it is yours. The 5' you mention that is on the other side of the fence is still yours. IF all parties know where the boundary lines are then there are no issues. Now if the owner of the extra 5' allows the neighbor to place structures then after a period of some many years the neighbor can claim adverse possession of that property which then goes to court. This is why even though the 5' of you property is on the other side of the fence it is still yours. It is up to you to make sure it is not encroached upon. As for the side where the new neighbors are, they had it surveyed so therefore the location of the line is known unless you dispute it which then either winds up in an agreement or court. But, the new neighbor can remove the fence that is 5' unto his property without your permission as by his survey it is on his property. IF you erect a fence on the property line and I mean on the property line it then regardless of who paid and installed it becomes a party fence. I have over the years instructed clients to install the fence on their side of the line by 0.5' or more to keep the neighbor from altering, removing, or destroying the fence. Always when installing a fence on or near a property line have if surveyed and staked if the lines is such a distance one cannot string the line. Further, in your section of the US unlike NC which is a metes and bounds state, Oklahoma us the USPLSS of quads, sections, quarter sections, etc in which the boundary lines are mostly square or rectangle with some following natural monuments such as ridges, waterways, ditches, etc. The neighborly thing to do is talk with the neighbor if he or they plan to replace the fence and possibly spilt the cost of a common fence on the line. The section lines and subordinate lines in the PLSS determine where the boundary line is not the fence unless the boundary lines are changed by agreement .

In my state wherever the surveyor puts the pins is the property line. If you put your fence on his property it now belongs to him. That's why they say when putting up a fence you always put it 12 inches from the property line.

In my state if a fence has been there ten years or more with no contesting, it’s adverse possession. It belongs to the person even if over five feet (either direction). I took and passed my real estate law some years ago in Oregon. Follow your law in your state, not all are the same. Otherwise call your attorney that’s familiar with land laws.

You should ask Gary about the Premier One Fencing that he uses. It seems to work well to keep his sheep in and to keep his cows and Alpaca out. He also uses it for his chicken pen. Just an Idea instead of having to roll all those lines and put the stakes out individually.

If you just rub gently over the bood blister the blood will eventually disappear and rubbing it that way it doesn't hurt as bab. If you open it, then you have an open sore. That is what i taught my children too. It works.

Brandon I was wondering, if there is a way to get a big net and net those turtles? Is there another way to get rid of them? Because then you have to fetch the turtle from the water. I used to have a red-eyed slider. I had Oscar for a number of years. I was moving and I couldn't take him, so my Pastor took him and put him in his pond. He grew to be a pretty good size turtle. I've always been partial to turtles even from a young age. Just saying I'm an older lady with a tender heart ❤️ ☺️☺️. Keep up your amazing work. What us on your deed is what is the original correct property lines. Im in A northern micchigan township and we are havinf thus issue. The Township Assrsors received mend survey orior to sales. Somewhere in(imo) in readdressesing or creating new roads....????? The peoperty lines have been moved by (Possibly)the Equalization dept in new county plot books. Measurements on the original deeds are correct( pre any splits.......). Alot of Real estate agencies are selling properties using the incorrect plot maps🤷. This is one possibility...... Remember if anyone is purchasing property in an area with this issue, need to have a legal survey. Id recommend a survey to anyone buying property porperty whete a survey hasnt been done recently.

Have you thought about putting up a fence that will prevent turtles from coming to the pond that way as you get rid of the ones that are already there you're not going to have any more in there because there won't be any new ones coming in.
