Building this gable porch roof addition on my fixer-upper home completely transformed the CURB APPEAL of my House! Although it did get me in a little bit of trouble with my City / HOA, it will all be OK soon... fingers crossed.
When I bought this fixer upper home a few years ago, the curb appeal was TERRIBLE. So I did the obvious improvements like power washing the exterior, painting the house, replacing the windows and front door, etc. I even poured a new concrete stair landing and entry sidewalk! However, the house still was very unimpressive from a curb appeal standpoint.
As a result, I decided to tackle the ultimate curb appeal project: The Gable Porch Roof Overhang addition!
Adding a gable porch roof to your existing house is a MAJOR home improvement project. I spent days just planning the whole project and modeling the porch roof in Sketchup. But after getting it designed, I ordered all of the materials and it was GO TIME.
First, I built a new stair landing using Rapid Set's 24/6 Concrete mix which is going to serve as the foundation for my gable porch roof support columns. After that, I removed portions of my home's existing gutters, asphalt shingles, and roof decking so that I could access the front wall of my home.
Next, I attached the post anchors to the concrete foundation and cut my 6"x6" vertical support columns to size. After attaching them to the post anchors, I installed the gable porch joists (which were 2"x6" boards) and anchored them to my existing home using hurricane ties.
Next, we mounted our ridge board for the gable and cut our 2"x6" common rafters to size. I have super detailed information on all of the gable porch roof framing within my EBOOK linked above!
After attaching the common rafters using a framing nailer, I installed the valley plate (also know as a "sleeper") on my existing house. The Valley plate will serve as a solid base for the jack rafters that we will cut and install next.
To cut the jack rafters, you will first need to match the pitch of your gable where the jack rafter meets the ridge. For the bottom of the jack rafter, however, you will need to cut it at mitered angle on your circular saw so that it rests flush with the valley plate. In other words, you need to adjust the miter angle on your miter saw so that it matches the pitch of your homes roof. Again, refer to the EBOOK for more info on cutting the jack rafters.
Once all of the jack rafters were attached to the valley plate and ridge board using a framing nailer, I decked the gable porch roof with 4'x8' sheets of plywood.
Once the gable porch was framed and decked, I installed PVC fascia boards on the sides and the front of the gable.
Although I was tempted to install asphalt shingles on the gable porch roof addition myself, my entire roof needed to be replaced. For that reason, I decided to just hire a contractor to install new shingles and gutters on my entire house. It was expensive, but it saved me a whole lot of time.
At this point, I turned my attention to the underside of the gable and I installed tongue and groove boards (as a soffit) to give the entire project a more professional look. Finally, I installed a stone veneer post wrap around the vertical support columns.

Looks damn good, I like how the city is worried if it’s up to code, yet there are probably half a dozen houses in that area with a (danger, uninhabitable do not enter notice) taped to the front door.

Retired carpenter here, we always just laid it on roof then cut shingles out metal flashing along roof line. Also nailed in front gable on ground lifted and attached then pulled string level to roof to reference angle. No math just reference. NICE JOB👍

That seems easier if you have the means to lift it (crew, equipment, etc.) Oh there are probably a million pro-tips that I could take away from you and others. The next one will be more efficient efficient I hope!

Is there a way to do this without risking the entire replacement of the entire side of the roof!? This is the only reason why I have neglected my project. It’s not the measurements and wood. It’s the darn shingles and water proofing that have me scraping my head. How can I get the shingles back on without doing the whole roof again?

Hi! I have a cost breakdown in the ebook which should help you to budget. It really could be done by quite a few different tradesman. It’s a pretty simple job for a contractor, framer, some roofers, etc. even an experienced handyman could probably do it. I do wonder what I would have paid to have this completely done by someone else. I assume 5-10k range. Thanks for watching and good luck!

Liked and subscribed because you were transparent about not getting the permit. Most states will require a perm it when you are adding to an existing structure wether it be a new portico (like in the video). or a new electrical circuit or water line a permit will be required. Removing something and upgrading it or replacing it usually falls under minor work status and usually doesn't require a permit. I'll bet if you ask to present the video evidence you'll have no problem getting approval. Good luck with that and good video.

Andrew it is beautiful! I cannot imagine the city being upset that you improved the neighborhood and addd value to your property. They will up taxes, (I'm sure). How did you manage to forget the permit? Were you impacted in any way by the Balto Bridge being knocked down? I imagined you being inconvenienced, though I don't know why I thought that. Hopefully your roofers fixed the nailing pattern on your roof sheathing before putting the shingles on. The code on most sheathing is a 6 inch spacing on all edges and a 12 inch spacing in the field.

From the get go, few issues no footers underneath the post you just relying on your 5 inch slab not to settle and crack. Also use sleeve anchors intended for hollow block instead of wedge anchors Richard design for solid concrete. Also, you use the wrong screws post base. You should not use a bugle head style screw, they make specific galvanized screws for that application.

Hey Rob, appreciate the comment. I did put in some footers to frost protect the slab. That could have been a huge mistake with an actual consequence of failure in the future. Wanted to clarify that. And I totally agree with you on the other comments. Things to improve on the next one!

If you were able to do this in a weekend the city likely wouldn't have noticed. I plan on replacing my old overhang this summer. I wont be connecting it to the house like you did, itll be done in a way to not attract the cities attention.

Looks damn great 👍! city isn’t bad guy here though. gotta think about permits when doing major work on a house. City/county code folks dont know u or ur great/skilled work. In their mind u could be some shady or inept person creating all kinds of hazards😂 but cool u hav video documentation of all the steps/work u did. So u should be cool. @@AndrewThronImprovements Any structure that could fail and kill someone in the process requires a permit. There are a lot of non-professionals who have funny ideas about what's structurally sound. Historical snow and wind load extremes for your region have to be accounted for as well as the weight of the wood itself and other materials. The permit process does have a legitimate purpose in protecting the public.

@@robertp4716 I totally agree. When enforced properly, I think the permitting process is 100% a good thing when it comes to keeping people from doing things that are dangerous. Sometimes, however, it doesn't make a ton of sense to me. Permit to build a shed? Permit to replace shingles on a roof? idk. A gable porch structure though, yes haha

Looks great, but anyone doing a flip always when you walk out the front door any physical work done to the house can require a permit. I know there are people out there who live in states that don't require permits I'm happy for you. The rest of us don't have the time money or desire to thumb our nose so we do pull permits. I have had the misfortune of ripping off an entire addition because the last property owner never had anything approved and it exceeded the property lines.

Yea I was thinking that initially but then I started to get skeptical of the logic. If someone “wronged me” and I didn’t catch them for years later it wouldn’t change the fact that an infraction occurred. However, it does make it way more annoying. It would have been so much easier to swallow if they caught me while I was up on the roof with a nail gun and red hand haha

Looks nice and a door overhang was definitely the right way to go but I think it’s a bit grand/disproportionate for the size of ❤house…good luck with code enforcement …ugh

you probably should have gone with a mid century modern looking low breeze block wall instead. that gable just doesn't work with a mid century ranch

I hear ya BUT the curb appeal photos on resale will definitely bring in SO much more interest on the property. Seriously, the difference is pretty crazy. It was almost impossible to make the “before” house look appealing. With the right angles on the gable, it actually looks like a really nice house. The difference in the marketability of the home may just get an additional 30k on the sale. But it’s hard to know for sure.

So basically the city/town said “Hey that property you bought with your money and paid taxes on and continue to pay taxes on. You need to pay more taxes to make it look nice with money you were already taxed on.”

Beautiful design on the gabled roof. But your curb appeal is ruined by those absolutely hideous vertical blinds in the picture window. Take them down asap before you get fined by local interior designers for an unforgiveable unforced error. A couple of inexpensive cut to fit roll up shades would be soooo much better.

I saw the blinds too. They make such a huge difference that people don’t realize until after they find the perfect replacement. But he’s doing a great job and ticking off the projects one after another. I’m sure he will get to the blinds soon.❤️🤗🐝

You should not be making a “how-to” guide after your first time doing something (I’m a contractor by trade and I would never make a video showing anyone how to do anything). More research prior to this project would have gotten you some really easy wins.
