Sorry to hear about the water problems. I hope your clinic will be up and running quickly with minimal repair expenses. In January, a 3-story medical clinic near me had a good portion of the 3rd floor flooded from leaks in the roof. Water poured in from the ceiling and all over the floors. I don't know about the walls. We got hit by a lot of rain, freezing rain, ice and snow. It was a mess. Fortunately, the clinic was fixed up within a couple of months.

I feel for you; locally, we had a strip mall fire caused by a dry cleaning shop that spread to the entire building, rendering it unfit for business. As a result, a favorite neighborhood coffee shop, 2 restaurants, and a liquor store immediately shutdown. After more than a year, the city has finally approved repair and renovation. All of these businesses ruined due to a single tenant's issue...

I’m sorry that this is happening for you. Water is one of the most destructive things that can happen to a building. Before I “retired”, i worked in personal lines homeowners insurance and have 38 years of firsthand knowledge of how complicated restoration work can be. The issue of frozen pipes in our area was a source of water damage in our area. Water heater lifespan is not very predictable. Water heaters work until they stop working which is about 12 years on average. Since everything is torn out, checking your own water heater (unless the water heater was a shared device) might be in line. Hope all keeps going smoothly. Despite the noise, keep all the fans running to protect yourself from mold development. Proper drying is key to not encountering problems in the future . Sending good thoughts your way and hope you are back to doing what you do best in your own space soon.

Sorry to learn about the flooding. I have an appointment at your office for April 1, but certainly can wait until you’re ready for me. I will contact the office on Monday. Unfortunately, things like these happen in life. I am sure you will be able to make a full comeback. Best of luck!

So sorry about the water damage. I hope the accounting firm that's responsible for the water heater leak insurance will cover all the damages. Tomorrow l get my Redux home version hearing aid dryer.

Cliff: Timing is everything. I have been in your situation and was able to move Nextdoor for a short time period. You will be dealing with a lot of moving pieces. How in the world did you get your booth moved so quickly? Used office furniture for file cabinets etc is helpful. Hopefully this will become a distant memory soon. Leslie Herman

I feel your pain. I’m currently going through almost the same problem at my house due to a now repaired roof leak. Just waiting on the flooring now. Oh well. 🤷🏻‍♂️

Mold requires humidity over 60%Rh to thrive. In Phoenix, I don't think you have to worry much about that.

I hope that you find a new cleaner for Sunday night. If it were me I wouldn't have left the scene until the water had been turned off at the mains at the very least.

Sorry for the flooding. You really have to watch out for mold. It can start growing anywhere from four hours to 48 hours. After the damage you should probably get the walls and floor disinfected.

Whatta coincidence! A week ago Saturday I walked into my closet to get a shirt and got wet feet! Yep the water heat popped a fitting and flooded part of my house. 4,000$ later things are looking up. I know exactly how you feel.. Good luck..

Even after they dry out everything unless they remove and replace the Sheetrock you will eventually have Black mold. The hols don’t prevent it. Make them cut the Sheetrock off un about a foot and dry out the lumber. Insulation and anything. Paint will not fix this crap!

Sorry your having to deal with this. Tough that the cleaning crew that discovered the water did not do all they could to mitigate the problem by bringing it to someone's attention. One of the hazards of being in a condo (business or residential) is you don't have much control over what your neighbors are doing. Would never have thought to build waterproofing into the dividing wall of the condo's to keep flooding water at another unit out. I'm sure your going to be adding water alarms to your alarm system. We have some on certain appliances that are designed to stop the water flow if they leak. At least if you get an earlier warning more could be done to prevent the damage. Glad the space so close was available for you! Here's hoping that you can keep that space as long as you need it. Phoenix real estate is expensive!

Have your insurance company buy the leased space that you're in or you buy it to avoid you being kicked out at 30 days if the space is sold and you can't get back in to your space at 30 days and then sell it when you can get back in your space and hash it all at in Court when you sue the cleaning company for not contacting the property manager

Are you locked into your lease for the now flooded office? I’m thinking of mold growth that might cause disruptions on down the road after initial wall and insulation damage is replaced. Ideally everything should be torn out now. Is this an opportunity to permanently relocate in larger, properly designed office from scratch? Long term good health is worth going thru even many months of less than ideal location for all of you. Think of this like what occurs after a major earthquake or hurricane., except that you and all staff are fine, as are your patients.
